Explore Sacramento County

One Neighborhood at a Time

Whether you're relocating from the Bay Area, right-sizing within Sacramento, or simply exploring what different communities feel like this is your starting point. Every neighborhood has its own character, price point, and lifestyle.

why sacramento?

Sacramento has been one of the most consistent destinations for Bay Area transplants for a reason. More space, more affordability, and a quality of life that surprises people who only know it as 'the capital city.'

What most people don't expect: the food scene, the farmers markets, the river access, the old-growth trees, the neighborhoods with actual character. Sacramento is a real city with a real community, and it's still undervalued relative to what it offers.

Local Insight
the Neighborhoods i know well

Sacramento isn't one-size-fits-all. Every pocket has a personality here is my take on the places I help my clients call home.

elk grove

The ultimate suburban landing spot for families and Bay Area transplants who want top-tier schools and modern parks. It feels polished and safe, with a massive range of homes from established 90s builds to brand-new construction ($550k – $900k+).

folsom

Perfect for the active professional who wants Lake Natoma and the American River trail in their backyard. It has a high-end, "outdoorsy" energy with a historic downtown heart, typically attracting buyers looking in the $700k to $1.2M+ range.

rancho cordova

A massive hub for the tech and insurance industries offering some of the best value near the river. It blends established quiet pockets with the booming Sunridge new-build communities, typically attracting buyers in the $500k to $750k range.

east sacramento

The "gold standard" of Sacramento charm—think tree-lined streets, the Fabulous Forties, and McKinley Park jogs. It’s for the buyer who prioritizes character, history, and walkability over square footage ($800k – $2M+).

midtown sacramento

The heartbeat of the city’s food and arts scene where life happens on front porches and bike lanes. It’s a vibrant mix of historic Victorians and modern lofts, perfect for those who want to be steps away from the best Sunday farmers market in the state ($600k – $1M+).

natomas

The gateway to Sacramento, loved for its proximity to the airport and downtown. Whether you’re in Regency Park or Natomas Park, it feels convenient and community-focused, with mid-range pricing that’s great for first-time buyers ($450k – $700k).

roseville

A powerhouse of amenities with the best shopping, medical hubs, and city services in the region. It feels upscale and incredibly well-maintained, drawing families who want a suburban "everything-at-your-fingertips" lifestyle ($600k – $1M+).

citrus heights

A centrally located, established community that offers some of the most accessible entry points into homeownership in the county. It’s a "working-class-meets-quiet-suburb" vibe with large lots and mature trees ($450k – $650k).

I work with a lot of Bay Area clients making the move to Sacramento. If that's you, I have a specific conversation we should have about timing, neighborhoods, and what to expect.
